    A Valuer is required to critique the Valuer General sales evidence and analyse the break up between the land value and the improvement value. In some cases the unimproved land value is too high. This may be the result of an incorrect view of the building area and the condition of the main built and ancillary improvement. The submitting Valuer is required to demonstrate to the Valuer General appropriate sales evidence to support the valuer’s opinion of value.

    The NSW Department of Lands will allow a Valuer to complete a retrospective valuation assessments back for a three year period.
