John has twenty years experience in the Sydney prestige property
valuation industry. He has held senior position with the firm Megaw and Hogg National Valuers (M&H) as Prestige Residential Property Valuer completing valuation assessments predominately for Commonwealth Bank of Australia and other major institutions. He has
completed in excess of one thousand two hundred property valuation assessments. He specialised throughout Sydney’s eastern suburbs,
including the Ultimo Pyrmont precinct along Hickson and Pirrama Roads, contemporary and classic homes in Vaucluse’s Wentworth,
Carrara, Parsley, Fitzwilliam, Vaucluse Roads and Olola Avenue. As well as, suburbs along Sydney’s Parramatta River from Balmain,
Drummoyne, Rhodes, to large residential rural retreats in the Gosford and Kiama local government area. Including, Sydney’s, Sylvania Waters Harrow Road, George’s River and Port Hacking residential property market.
  • John completed current market value and on completion property valuation assessments of prestige residential strata unit accommodation at Woolloomooloo’s historic Wharfe Terraces and Finger Wharfe development, Elizabeth Bay’s Billlyard Avenue, Rushcutters Bay’s Advanx and Kirribilli’s Greencliffe development. He specialised, in the three to ten million dollar sub property market and produced detailed long form property valuation assessments, with direct sales comparison, analysis, rationale and a photo gallery of positive and negative property attributes. As such, his work in the prestige residential property market has provided John with the leading edge to produce high quality, professionally written property valuation assessments for his Sydney clients and the recipients there of.
  • John was also a Senior Retail Commercial Property Valuer for the firm. He undertook commercial and industrial property valuation assessments for mortgage purposes in the sub five million dollar property market. He was often involved in complex commercial property valuation assessments where the rent being paid by some tenants was considered to be either under or over market value. As such, making the relevant net present value adjustment proved challenging given the scarcity of local sales and rental transactions at the time. As such, his work in this area has provided him with the leading edge to produce accurate high quality property valuation assessments for his Sydney clients mindful of the critical valuation determinates and drivers that affect the Sydney commercial real estate market today.
  • Prior, John spent five years as a Senior Retail & Commercial Valuer with Gunning’s Commercial Hurstville and Surry Hills office. He delivered project feasibility, development and design advice on mixed use residential development sites to local government, Sydney builders and developers. He specialised in retrospective property valuation assessments for Capital Gains Tax (CGT) and Goods and Services Tax (GST) purposes to the Accounting profession as well as family law property valuation assessments to the Legal profession. As such, his town planning and development background in this area has provided him with the professional advantage to deliver outstanding retail and commercial property valuation assessments for his clients.

Since 2005, John has carried out a number of important Appointments as Specialist Retail Valuer for parties in dispute of a retail lease under the jurisdiction of the NSW Administrative Decisions Tribunal (ADT) Retail Division. A Specialist Retail Valuer is a person who acts as a single expert jointly appointed by a retail landlord and tenant to determine the effective current market rent based on section 29 or 31 of the Retail Leases Act (RLA). John is often requested to prepare submissions for either party to a retail property lease to allow a Determining Valuer the opportunity to review party related submissions.
As a Specialist Retail Valuer for Sydney Regions 1, 2, 3, 4 & 5 as set out by the Australian Property Institute, John has gained an in depth knowledge of the current and historical retail property market rents and value range for both the Sydney Super Prime, Prime, and Secondary retail property market segments; covering, the Sydney’s City, Regional, Sub-Regional and Community retail centres. This includes an appreciation of the supply and demand of retail accommodation, face rents, retail vacancy and absorption rates, outgoings, and the net annual effective rent that apply to the relevant retail property market segmentation. As well as, an appreciation and application of Incentives being offered be it for rent free period, or fitout contributions that may apply to each retail property market under review.
  • John’s parents family business, previously in the Licensed Premises food and beverage sector has enabled him to become increasingly aware of the inherent issue of Sales, Rent, Wages and Utility charges and the possibility of alternate site options; store opening and closures and can appreciate firsthand, the importance of maintaining an acceptable Occupancy Cost indicator. As such, his work in the field of Retail Economics has provided him with the leading edge to produce accurate retail determinations and submissions. To date, he has delivered all Appointments within the statutory time frame and is intimately aware of the statutory provisions affecting the Appointment of a Specialist Retail Valuer as well as the provisions surrounding Compliant Reporting and the application of Gross Lettable Area (Retail) as defined by the Property Council of Australia, that applies to a retail shop.
  • Finally, as a AAPI Certified Property Development Practitioner (PDP) John draws on his experience gained in 2003-05 from the property development of a new multi level waterfront mixed use residential complex along Sydney’s George’s River. He procured the development approval, design, certification and construction permit of a five (5) level residential unit block with a retail unit to the ground floor. The property comprised approximately 1,200m² of gross lettable building area with basement car parking and roof top terrace/s. Also, an earlier property beach front development at Beach Street Coogee, was similar mixed use development comprised five (5) residential units and two (2) retail shops. In both building projects, John prepared residual land feasibility reports and gross realisation values (GRV) based on direct comparable product sales evidence that ultimately determined project success. As such, his work in this area has provided him with the leading edge to produce continued quality property development valuation assessments for his clients and direct access to Sydney’s leading Real Estate Agents, Planners, Consultants and Engineers.
